Managing Property

As professional property managers, we recognize that our fiduciary responsibility is to our client owners. We begin each management assignment with a thorough analysis of past operating history and a comprehensive review of your goals and objectives for your property. SunStates then outlines and implements an operating plans to achieve your objectives. We measure our performances monthly by comparing actual performance of the property with your goals. Areas of comparison include occupancy (physical & economic), lease renewals, current period and year to date income, manager controllable expenses, funding of reserves, taxes and insurance, accounts receivable, accounts payable and bad debt write-off. We also closely monitor maintenance performance and exterior curb appeal. Every six months we survey our residents to stay aware of their level of satisfaction with all aspects of their home and our performance. We take full advantage of training opportunities that are available for Conventional and Subsidized property managers. We believe in “tough but fair” rent collection policies and we expect our residents to respect their apartment. Our managers work hard to ensure that collection loss is held to a minimum by thorough resident qualifications. We also believe that constant training is the benchmark of professionalism and is the best way to protect our owner’s interests. We maintain close working relationships with the Department of Housing and Urban Development and the Rural and Economic Development Agency. We are also active in the Southeastern Association of Assisted Housing Management Agents and the American Association of Homes and Services for the Aging. These efforts allow us to stay on top of the latest developments in areas such as Fair Housing and the Americans with Disabilities Act.

Leasing & Marketing

We market each community through a variety of means. Our on-site management personnel and property managers are up to date on the latest market trends and are able to provide prospective residents with all of the information that need to make informed renting decisions and to assist them with their relocation plans. We work hard to maintain our business relationships with major employers in order to provide their employees with the most for their housing dollar. Our leasing teams are provided the most up-to-date training in showing units, qualifying residents, preparing leases, coordinating resident move-ins and implementing resident activities. We manage each community with an eye toward maximizing your rental income and minimizing vacancy loss.
